Smell gas near your water heater? Do not relight anything or flip switches. Leave the house and call your gas company from outside.

What a cold tap usually means

Whether you have no hot water at all, or it runs out too fast, points to one of a few common issues.

  • A failed component. We replace faulty thermostats, elements, igniters, thermocouples and valves.

  • Mineral sediment. Las Vegas valley water is very hard, and sediment on the bottom causes popping or rumbling and reduces hot water capacity.

  • Internal corrosion. Rusty hot water while the cold water runs clear usually points to corrosion inside the tank.

  • A leaking tank. A tank that leaks from its body cannot be repaired.

  • End of life. Tank water heaters typically last 8 to 12 years, and mineral sediment shortens that.

  • Too small for your home. Most homes of two to four people use a forty or fifty gallon tank.

Things you can safely check

None of these needs tools. If anything looks wrong or you are unsure, stop and call.

  1. Check every tap or just one fixture.See whether the hot water is missing from the entire house or only one sink.

  2. Look at the pilot window on a gas heater.Newer models show a status light that blinks a code.

  3. Check the breaker on an electric heater.Locate the switch in your electrical panel and reset it once.

  4. Look at the floor around the tank for water. If there is water, turn off the cold supply valve on top of the tank.

  5. Check the temperature dial.About 120°F is the usual setting for residential systems.

When to schedule service

Call a plumber when the pilot will not stay lit, the breaker trips again after one reset, there is water at the base of the tank, or the water is only ever lukewarm or runs out fast. We provide a written flat-rate price before any work begins, backed by a satisfaction guarantee on every job and a one-year workmanship guarantee on all labor. Homeowners who call before noon qualify for same-day water heater replacement.
